I know there are some areas where furniture in this style is easy to find, but here in Southwestern Ontario, they were pretty elusive.<br />

So, when this ad came up on a my local kijiji site, I emailed instantly. The chairs are rattan, and they've certainly seen better days. Some of the wicker wrapping at the joints is missing but they're sturdy. </div>

Hardwood FloorsThis project has definitely been a learning experience for me. When we pulled up the red engineered hardwood that was installed by the previous homeowner, we hoped to be able to re-finish the small slat hardwood that was original to the house.<br />

But things don't very often go exactly according to plan with a project like this one. The original wood was badly damaged, and it wouldn't be worth the patch and repair job that it would need. Neither one of us thought that the floors would turn out well with so many patches needed. We decided to install new sand-onsite unfinished oak floors.<br />

These floors are a thing of beauty. I'm so pleased with how they turned out. After these photos were taken, the floors were sanded and stained and finished with a satin clear coat. They're very durable and the colour of the stain turned out exactly as I hoped. Because there are no grooves or gaps between the planks, they don't collect dirt and are very easy to clean. </div>

So we are definitely making good progress in our reno. Finishing the floors really opened things up so that the space has a much larger feel. I'm looking forward to sharing the finished floors, my beautiful cabinetry and a new-to-me pair of bamboo chairs that might make an appearance around the dining room table. </div>

The kitchen window has been replaced with a much smaller window. I know this might seem like a bad idea, and in some ways it is, but it allows us to actually have both cabinetry and open shelving.<br />

I will admit that when I walked in to see this little window I had a panic attack. Who makes their windows smaller, anyway? But Jay reminded me that to the right of the window there are cabinets and to the left of the window there are open shelves. These shelves were on my absolute must-have list for our kitchen and something I've always wanted. We are also considering replacing the working window with a fixed glass pane so that it's less busy there. It seemed important that we be able to open the window above the sink, so we're going to live with it this way for a bit and see.</div>

You can also see that we opened up the wall where the stairway goes down to the lower level. The light blue door will be replaced with a full glass garden door, meaning plenty of light, and a pretty sight-line into the backyard will be visible to the space.</div>

On the other side of the space, in the living room, the fireplace has been chipped out. We will be moving the fireplace surround a couple feet to the left, so that it is centred on the wall with built-ins on either side. Honestly, this fireplace has made furniture placement near impossible in the room and just needed to be moved. This portion of the project may come in phase two, since the flooring has eaten up more of our budget than we anticipated. In the meantime, the gas will be moved to the appropriate spot so that when we're ready to finish this part, we can move forward easily. </div>

Then we picked up a drawer front from the finisher so we could see how everything looks together. I looooove it. It's a bit hard to tell the colours in the iphone pic below since it was poor light when I took this quick shot this morning. There is actually much more contrast between the counter selection and the cabinet doors. Things are looking a little on the 'cooler' side so I'm hoping the wood floors and shelving warm things up a bit. </div>

These shots are from our first day of tear out. We've ripped out the cheap hardwood flooring, down to the original hardwood, only to discover peel and stick vinyl tile in the front entrance and the entire kitchen area. We were hoping that the hardwood ran throughout the main floor, so that we could just refinish it.<br />
<br />
Once we discovered the problem, I considered tiling those areas, but because the original hardwood is 3/8", and the tile would be thicker, we would have to incorporate an angled transition, which I don't like. <br />

It has to fit into the cabinet, which is 33". This is trickier than you might think.<br />

Let me back up a little. I've always wanted a porcelain apron front sink. All my life, really. I love the farmhouse feel they give. But as we were planning our kitchen, I found myself thinking about other options. <br />
<br />
Here's the problem: when you first walk into our front door, you can see the sink. There's a window above it but the first thing you always notice (or at least the first think<i> I</i> notice) is a dish pile-up. We only have a single sink basin right now, so there's no place to put the drying hand-wash dishes other than on the counter beside the sink. Believe me, I wish we were the type of people who always had time to dry all our hand-wash dishes as soon as they were clean but we're more apt to leave them to drip. Who has time for stuff like that?<br />
<br />
As we looked at sink options, I just didn't think that an apron-front sink would look as nice. This was surprising to both of us, really. I don't want to draw any more attention than necessary to the dishes that are in the sink (dirty or clean and drying). I feel like an apron-front sink would put more focus on that from the front door.<br />

Criteria for new sink:<br />
Double Basin, deep enough to hide dishes<br />
Stainless, cause it's pretty and easy to clean<br />
Small, to fit the 33" cabinet it belongs in but big enough to fit our mess<br />

Like the above Kohler Strive Sink, which is the sink my dreams are now made of. Except it doesn't come in a small enough size, which breaks my little heart. I love how the divider between the basins is only half height so that you can fit lots of pots in there. I also love the accessories that come with this baby.<br />

I really, really, REALLY wanted Carrara marble. It is the most consistent element to almost all the inspiration kitchens that I've pinned and admired. I definitely want the counters to look like a lightly veined, white and gray marble. <br />

But there's also the wear to consider. They're prone to etching, staining and pitting. We do have the marble in Elliott's bathroom and it has held up really well over the last two years - no signs of wear that I can see. I've read tons of reviews of marble counters, and looked at so many different options for look-a-likes.<br />
<br />
We did some research at our stone supplier this week. Right now the front-runner if we don't go with Carrara is a Quartz counter-top that looks a great deal like marble. It doesn't have the same cold feel, but it was really hard to tell the difference from looking at a slight distance. Basically, it has the looks we're going for, but will be easier to look after. We do have a house full of teenagers here, after all. Coffee and spaghetti spoons aren't always washed immediately, and are often left on the counter.<br />
<br />
In terms of the overall design of the kitchen and dining area, we've done a lot of thinking about how we need the space to function for our family. Remember that it is very small and a lot of the areas serve double duty. For instance, the banquette where we'll be eating meals is also the homework center for our kids and the place we do household paperwork. <br />

One of my favorite things about this plan is the banquette. I've long been a lover of this style of casual eating. Our table is actually a round pedestal, which will extend into the living area when we have big groups over. you can see the banquette elevation below, with the two pantries on either side. The left pantry is actually quite deep and will provide storage for all those things you need in a kitchen but don't use every day. I'm looking at you, waffle iron and bread maker. The other pantry will house our daily-use dry goods, like boxed cereal, chicken broth and lunch snacks.<br />

I'm really excited about using open shelving on the sink wall, below. I think it will be a great place to store our every day dishes - right above the dishwasher. We will most likely tile this whole wall. The shelves will be wood and we might use some brackets as well, instead of floating shelves. We are actually reducing the size of the current window in order to make more room here for the shelving.<br />

I picked up two colours that I thought might work from Benjamin Moore, and painted them on a canvas so that I could move the samples around my kitchen. I moved the canvas around and we decided that we liked the Gray Owl the best for our cabinets. It's very neutral and light, with <i>just enough</i> colour to make it different than white. I might also get a sample of Coventry Gray to try, even though I think it might be darker that what I want.<br />

I'm going to leave you with this question: who creates a dishwasher panel out of two drawer fronts stuck to a white dishwasher with construction adhesive??? <i>Who does that</i>???<br />

And it's also helping me to rein in my decorating ideas. Since we live in a small footprint, and are not making large structural changes like an addition, we know we want this great room to serve several functions. Really, it needs to function as a family space, casual entertaining space, kitchen, coffee spot, home office/work space, and entry-way. That's a whole lot of functioning in a really tiny footprint, which is why we've spent so much time going over the plans for the space. I'll share our blueprints soon, and the changes I see happening to the current space.<br />

The other important thing for us to think about, other than how the renovated space will function, is how it will look. We definitely want a comfortable, casual space that our friends and family can feel good in. We want it to be organized and welcoming. We want to hang art that means something to us and we generally want the vibe to be pretty relaxed. Jay and I both love a neutral shell with hits of personality and a little colour. We love re-purposed farmhouse style... just a little more refined. I'm not sure if that makes sense. Maybe the closest description would be 'modern farmhouse style'.<br />

1. I love the soft grey of this cabinetry and simple hood vent over the range. This space contains a lot of the elements we love for our kitchen. 3. We already have this light in our dining space now. We'll be keeping it and hanging it over our new banquette. Spoiler alert: there is a banquette in our new space. This light is one of the main reasons I've been looking at oil-rubbed bronze for our hardware finishes as well. It was ordered from Wayfair.com a few years ago.<br />

4. Decisions, decisions. I've been reading up on counter-top options including carerra, quartz, caesarstone, etc. I want the counters to read more as white with veining, not gray, since the cabinets are gray and I'd like to see some contrast.<br />

5. I will be testing out some paint colours this weekend to try and begin to narrow down the colour selection. BM Gray Owl is currently the front-runner, but I'll wait to see the colour painted in the room before I make a final decision.<br />

6. Brackets to hold up our barn wood shelves. Jay will be making the shelves out of some salvaged lumber we have. I love the warmth this will add to the space. 9. These chairs are perfect to blend our farmhouse modern look with the mid-century style of our little ranch. Now that <a href="https://www.wayfair.ca/Cassandra-Side-Chair-CSTD1448-CSTD1448.html" target="_blank">Wayfair </a>is accessible to us Canadians (YAY!), I will most likely order their version since the Cassandra chair is only $249.99 CAD/pair.<br />

Obviously, I don't really blog anymore. I often miss writing and keeping a journal of the process of our home projects. Sometimes, when I'm feeling like I don't get enough accomplished, I page through my older posts. I love seeing the progress we made renovating our homes. I love the way I documented our family's journey.</div>

But even more than I miss writing this blog, I truly miss reading <i>good</i> DIY, home decor and decorating blogs. So many home blogs that I used to love have disappeared! Bloggers aren't really only blogging anymore, more often posting on other forms of social media. Somehow along the way, blogs became competitive - followers, likes, advertising, and unique views. As a result of feeling too much competition, blogging became something I didn't really want to do anymore.<br />
<br />
Although it makes me sound sort of stalker-ish, I miss reading about the lives of bloggers I used to follow. You know, when a blogger acquaintance had a baby... or it was somebody's birthday and they posted about the party. I miss these voyeuristic glimpses into their lives when they got a little more personal along with their creative projects and the encouragement I felt for my own.<br />
<br />
I have friends in real life, a family, and a career that involves interactions with thousands of university students. I'm busy and active and <i>doing stuff</i>. But I still miss the sense of community I felt with home bloggers sometimes.<br />

Our home has gone through so many changes since I last posted about our little ranch. It is looking really beautiful in some areas, and still needs work in others - probably like most people's homes. We've completed our son's bedroom and bathroom, the basement, our master walk-in closet. We've added a deck, landscaping and a hot tub (so good!) in the back yard. We've created some pretty cool headboards and shelving units out of barn board.<br />

One of the best things that writing this blog did for me was keep me honest and accountable to the projects I was working on. Instead of finishing a project 80% of the way, and leaving the details and accessories undone, I actually felt driven to complete it. That way, I could photograph them for the blog and post them. I also created design boards, which helped to direct the outcome of each project we worked on. I think these steps are the missing pieces to the successful completion of our current renovation projects.<br />
<br />
We are about to embark on a main floor renovation that includes a new kitchen, dining room and living space. As usual, Jay and I are doing the contracting and building, including the demo, and finishing. Some things are being contracted out to keep us to our timeline (ha!) and some parts of the project will be DIY.<br />

We are several stages into the planning process for this renovation. We have had architectural plans drawn up, revised them and have settled on a final plan for the layout of the kitchen and dining room. The reno has created a sort of domino effect causing some extra work in the living space as well. </div>

A while ago, we bought this rug from Rugs USA. I love the graphic punch the rug gives in the room. The grey colour is a perfect neutral for us. It's constantly messed up. It wrinkles and bunches and rolls on our hardwood floors. I don't really think this is the fault of the rug. I didn't buy a non-slip rug pad to go under the rug, so it's really my own fault. Plus I have a dog, cat and two kids who move at break-neck speeds sometimes. Honestly, it drives me nuts because it looks messy and I'm constantly straightening it. Even more important that my obsessive rug straightening is the fact that somebody was going to get hurt slipping on it. <br />

As you can imagine, with hazards like these around my house, I was really excited when <a href="http://rugpadusa.com/" target="_blank">Rug Pad USA</a> contacted me to offer a rug pad for me to review. I had a look at the different kinds of <a href="http://rugpadusa.com/shopall.html" target="_blank">rug pads</a> that were offerred on their site. The cool thing is that you can select your rug pad based on what kind of floor the pad will be going down on (hardwood), and what kind of rug you will be putting over-top of it (flat-woven wool).</div>

I was hoping for some softness and cushion, as well as the non-slip factor. But I didn't want the edge of the rug to become a tripping hazard because the pad was too lofty. The <a href="http://rugpadusa.com/superior-lock-non-slip-rubber-rug-pads.html/" target="_blank">Superior-Lock</a> pad seemed like the right choice for our hardwood floor and flat-weave rug. </div>

They even cut the pad to size, an inch smaller than the actual rug size
so that the edges would lay flat... which they do. Please avert your
eyes from the world's ugliest fireplace. It also recently got a makeover that makes my rug pad look even better :) <br />

You guys, it is crazy how flat the rug stays now that the pad is under it! I had <i>no idea</i> that a rug pad would make this much difference in here! Even my tornado of a golden retreiver doesn't wrinkle it up when he's rolling around on there. Also, he approves of the soft, cushiony part too. <br />

Originally, we planned to paint the exterior in BM's Chelsey Grey. This has long been a favorite grey of mine, and I thought the home would look good with a darker exterior. Once I got the samples up, the grey didn't seem to be right. In the end, we decided to reverse the plan and use the grey as accent. You can see the original scheme below.</div>

Changing the main colour of the house meant that I wanted to add some personality to the front door. When we first painted it the soft blue-green (BM Wyeth Blue), I thought it didn't have enough presence. It has grown on me though, and I'll likely leave it this colour for a while. I like how the grey coping makes the front door stand out more.</div>

We have also had plans drawn up to add a porch structure to the front of the house. The porch will be a little larger than the existing one, and it will also have a roof so I don't have to stand in the rain with groceries while I get out my keys. The porch project is on hold while we finalize plans for the rear addition to our home. We don't have an unlimited budget so we're working on these projects in phases. Currently, I feel like the addition on the back of our home will have more impact on how we use it than the front porch addition. We will eventually get to doing the front porch, but the curb appeal has improved so dramatically that I don't feel the need to do it right away anymore. </div>

My not-so new-anymore working Mom schedule is finally beginning to settle down. And we've been working like dogs on projects around this little ranch every chance we get!<br>

One project that was on the top of the list for us was the ranch's exterior. When we bought the house, we were under a great deal of pressure to <i>just find something</i>. We had sold our beautiful old home and were living with my parents during the search for something smaller. I'm not going to lie... we settled on this house. And it was... not so pretty. <br>

<br><div>First, we had the house painted BM's Grey Mist. Then we updated the front door, added a new light and numbers, added shutters and window boxes. </div><div>Other, less sexy changes include re-shingling the roof and re-capping fascia and soffit. </div><div> I love the changes and how much they've improved the house. Our neighbors have all commented and I can drive up to the house without feeling embarassed now. I think we did a good job of sticking to the plan and I'm really happy with how things have turned out. </div><br></div><div> We still have more work to do. We've had architectural plans drawn up for a front porch makeover. The railing is rickety and the flagstone is crumbling, which is becoming a little dangerous at this point. This will also aesthetically improve the flat look of the home. And lastly, we will paint the garage grey to match the shutters. </div><div> In other news, we're also meeting with the architect tonight to go over our initial plans for a rear addition. I'm really excited about this process and I'm looking forward to getting started. </div><div> Now that things have settled down at my work, I'm looking forward to having more time to work on projects and post here. We go back and forth on the subject so much.<br />
<br />
If you remember, we made some<a href="http://nutmegandcompany.blogspot.ca/2012/01/spilling-beans.html" target="_blank"> large scale decisions</a> two years ago to right-size our life. We sold our large old home (which I often miss, <i>hard</i>) and bought a smaller ranch. It was the right decision for our family and I don't have any regrets about reducing... <i>most of the time</i>.<br />
<br />
It took us a really long time to find a house in the neighborhood we were looking to live in. There wasn't much on the market, and as a result, we bought a home that wasn't ideal. We wanted smaller but maybe not <i>this</i> small. But moving is an enormous, expensive undertaking. That's why we've been going back and forth about moving in a couple of years versus staying and adding on.<br />
<br />
The thing is, this decision has to be made now because we will either renovate this house to <i>stay put</i> or we will renovate it to <i>sell</i>. We've done that plenty of times and we know how to do it. But these are two very different kinds of renovations.<br />
<br />
We're currently thinking that we will add on to the house and stay. I'm excited about the idea of increasing the home's footprint to include a larger kitchen and dining area with lots of windows on the back of the house.<br />

You'll find me here every morning at 6 am sipping coffee with my hubby. The spot's not bad - I have a nice view out the big bay window and usually have a fire going. My main problem is the curtains. I bought Ikea curtains for this spot when we first moved in. But we were in such a hurry to get the window covered that I never hemmed them! They bunch up on the floor in a most unattractive way. And it makes them difficult to open and close. I don't know why it's taken me so long to get to this little project.</div>

I don't think I have ever seen a kitchen renovation that is more <i>me</i> than this one. I even have one of those lights in my <a href="http://nutmegandcompany.blogspot.ca/2013/04/dining-room-before-and-after.html" target="_blank">dining room</a>! It's exactly the feel I'm looking for once we decide to take the renovation leap.<br />

We haven't gotten our thoughts together enough to do any kitchen reno planning at our new house but this one sure comes close to what I imagine the finished product would look like. I love all of the materials and finishes. The cabinetry - the mix of dark gray and off-white, as well as the simple shaker style. Of course the subway tile and marble counters are my first choice. <br />

First up, my long absence from cyberspace. Although I've been reading blogs and pinning like a mad woman, I haven't been very inspired to post. Here's why: I got caught up in the comparison trap. I thought for a time that I might like to make this blog my business. And then I began to look into the world of sponsorship and increasing my online presence and got really overwhelmed by all of it. I knew my blog would never have as many followers as some other blogs. I wasn't a great photographer. I wasn't <i>enough</i> as a blogger. And that made me feel badly about blogging.<br />
<br />
Around the same time, big change number one happened. I got a real job in my field. So I'm working at the university here and I'm loving every minute of it. I'm loving the extra income, using my brain and having a professional life after 8 years of being stay-at-home mom (not that being a mom wasn't some of the hardest work I've ever done... and not that I would trade those 8 years for the world). But the transition has been a little...er... tricky. Things are disorganized, messy and we're often eating take out because nobody has time to cook. <br />

"Where is my soccer gear?" <br />

"I don't even <i>have</i> a clean gymsuit!"<br />

Things have not been pretty. As a result, there hasn't been time to take photos and write well thought out posts. Over the holidays, I did some thinking on what really makes me feel satisfied as a blogger. I thought about how I'd like this blogging thing to look for me. I felt better when I wrote this blog as a journal of my life. I was recently looking back over my posts and I really enjoyed reading about all our projects. I'm hoping you do too. I've decided to remove the links to my facebook page and twitter. I'm not going to do that stuff - it's too much pressure and I really don't have time. My posts will be about the renovation projects that are going on around here. And some other things in my life (like my kids, some outfit posts and some meal posts). I'll still write from my heart about the things that matter to me. There are so many things to catch you up on. We've painted the exterior of our home and done some other curb appeal updates. The fabric was super duper cheap. It's from Ikea and comes in at a whopping $6.99 per metre. When we found it, I was so surprised at the heavy weight of the fabric and the perfect colour palate it gave me to work with. If you remember, Audrey wanted a <a href="http://nutmegandcompany.blogspot.ca/2012/10/a-riot-of-colour.html" target="_blank">riot of colour</a> and I wanted calm, simple and more neutral. I feel like we really struck a perfect balance here.</div>

We both really love the desk wall. Jay made the desk out of two brackets we bought and some wood he cut to fit the exact space. I painted the brackets in the same aqua as the bed to unify the space. I especially love how all the bright colours pop against the dark chalkboard wall here. The desk is the perfect size for Audrey, although it doesn't offer any storage. She isn't really one to put things away anyway ; )<br />

I also think this little hook system will help keep her things up off the floor. It's funny, when I was spraying out all the frames I absolutely detested this lime green colour we used, but now it's one of my favourite parts of the room. Audrey, of course, loves it. <br />

The basement is nearing completion - Elliott is now in his new room downstairs and loves having his own space. We even watched our first official family movie in the basement family room last night. I can't tell you how much happier I feel now that things are shaping up. I'm a homebody and it's really important to me that our house feels <i>like home</i>. We've spent a lot of months with somebody else's decorating choices. And we will spend many more while we budget and work on the things that are important to us. </div>

They are so looking forward going and love everything to do with cottage life - swinging in the hammock with a good book, playing on the beach, swimming and boating. I've written about Cedar Beach <a href="http://nutmegandcompany.blogspot.ca/2012/07/lake-house.html" target="_blank">before</a> and <a href="http://nutmegandcompany.blogspot.ca/2011/07/summer-loving.html" target="_blank">what it means to me</a> and my family. It's my true north.<br />

While they're gone, I have some big surprise plans for Audrey. When we moved into our house, her room was one of the first ones we painted. It's pale lilac, although I know she wishes it was a much brighter colour. But that's all we've done. I wrote about that <a href="http://nutmegandcompany.blogspot.ca/2013/04/on-blogging-and-house-so-far_2.html" target="_blank">here</a>, you can check out the little bit of progress we've made.<br />

The list of projects for this room was long. And sadly, we've yet to accomplish anything on the list. Not. A. Thing. In all fairness, we have been working hard on other reno projects around here. However, it's my goal to complete a few projects to make her room something special while she's gone. And then surprise her when she gets back!<br />

We found her chandy in someone else's trash. My favorite kind of treasure. We're planning to dress it up with a paint job. I have yet to choose a colour. I will likely choose something pulled from the striped fabric we're using. Pink? Any colour suggestions would be appreciated.<br />

I'm always good at making inspiration boards for a space - but it's somehow hard for me to commit the ideas to the actual room and actually <i>get it done</i>. There are a few craft type projects I'd like to create for the space but we'll see what kind of time crunch I run up against.<br />

So we decided to go ahead and buy the laminate flooring we planned on using down the line in the basement. Simply put, I want to enjoy this space. My family needs this space. We are so cramped in our little ranch. And we knew that if our family room and Elliott's room felt cold and uncomfortable come the middle of winter, there would be no way we would ever enjoy being down there. <br />

And we are so, so happy with the decision. It does mean that we will have to save up a bit longer to finish the laundry room and bath down there, but in my eyes, it was the right decision. I only wish I hadn't spent so stinkin' much time cleaning those hard floors up and painting them!<br />

Then I got to work scrubbing the floors. I don't think we'll ever learn the lesson to cover floors up if you don't want a ridiculous clean up in the end. The concrete floors were covered with dust and debris, but also globs of mud from the drywall process. I scrubbed and scraped, swept and vacuumed, scrubbed again... you get the point. I'm so sore today, but this was the outcome of all that clean up.</div>

Originally, we planned to install laminate as the flooring in here. However, we decided against it for the time being. This is for two reasons. First, the laminate flooring at my work has cupped and pulled up badly in the areas where there is moisture and this is the basement level of our home. I'm worried about that happening here too. Second, we are out of budget for the flooring we want to put down. We're eventually going to go with hardwood with a Delta subfloor. But that will take us some time to save up for and we need to be able to use this space, like, yesterday. </div>

I painted the floors with concrete paint - which went on suprisingly easily. I had it tinted to Benjamin Moore's Willow, a grey brown colour. I also painted the family room floor and will show you that room's progress later in the week. </div>
